I have had many people ask me if we are property managers, because, after all....isn't home watch property management? Nope! We don't manage your property, we take care of your property. There really is a difference. I was a licensed Broker in CA and owned my property management company for many years. I also did property management in Hawaii as a licensed agent. In Florida, you also have to have a real estate license to advertise yourself as a property manager. You have to be a broker if you own your company. Property managers procure rentals, are involved in the rental application process and screening, rent collection; scheduling property repairs; paying the different costs of the property and distributing proceeds to the owner and myriad of other details regarding your home. We are not licensed for this and don't want to be.
We monitor your property. For more information on what that entails, please see our Overview of Services...but basically we check your property on a regular basis and make sure all is well. While there are other services we can provide, we devote ourselves to the care of absentee owners homes and that's what we do best! It also helps that we love what we do and give 200% to our owners. Recently we planted 72 flowering plants that we knew an owner loved so that the entry to their home would be beautiful when they returned for a visit. No charge! Our payment was the look on their faces.
This is a very rewarding occupation and while home watch companies are springing up daily...we are not worried. There are thousands of homes out there with out-of-state owners...plenty for all of us!
